THE ASSOCIATION
Whether you purchased a house or a lot only, you are now an "official member" of the Solano Verde Ranch Homeowners Association. The Association is responsible for the maintenance, improvement and replacement of common area components, such as streets within the complex, landscaping, gates, mailboxes, etc.
The monthly assessment you pay to the Association is allocated between the monthly operating expenses and the reserve fund, which is for long-term replacements and improvements. |

The amount of the monthly assessment is based upon a budget which the Solano Verde Ranch Board of Directors prepares and presents to the membership prior to each year's fiscal year. Homeowner dues (assessments) must be paid regardless of whether you built a home on your lot or not. From the day your deed is recorded, the association assessments are due. |

GATE ACCESS
To enter the Solano Verde Ranch, you will need a gate access remote. Your phone line can be linked to the gate phone, and an individual number will be assigned.
If you wish, your name can be posted on the directory by the gate phone so that guests can call you to open the gate for them, which you can do from your touch tone phone. There is a small service charge for the set up and gate remote. Please call

THE WATER COMPANY
Ownership in Solano Verde Ranch HOA automatically entitles you to stock ownership in Solano Verde Mutual Water Company. You should have received your stock with the escrow package. The Solano Verde Ranch
Mutual Water Company is regulated by its own governing documents.
Like the Homeowners' Association, the Mutual Water Company has a separate Board of Directors and conducts regular meetings as well as an annual membership meeting for the purpose of electing a new Board and informing members of association business during the past year. |

Other than public water companies operated by various entities, the Solano Verde Mutual Water Company is not restricted with rate increases by the Public Utility Commission. Rates are charged according to the annual budget requirements, which include all repairs, maintenance and inspection fees necessary to operate. Owners who have not built a residence on their property are required to pay the monthly basic water charges (meter charges) regardless of any water usage. The Water Company's Board of Directors is currently investigating the option of obtaining water from other sources as well. |
